Lakefront on Lake Moraine — direct dock access retained 2026-2028

Lake Moraine is currently 10 feet lower than normal due to the New York State Canal Corporation's Madison Reservoir Dam rehabilitation (running 2026-2028). Rocky Point sits on a deeper portion of the lake — our dock and shoreline remain in usable water through the drawdown. You'll see a wider exposed shoreline than in normal years, but swimming, kayaking, paddleboarding, and fishing all continue from your private dock. THE COTTAGE

Two-bedroom (both queen) cottage with two full bathrooms, a trundle bed for two extra guests, and a 70" wall-mounted Roku TV with a relaxing view of the water. The fully-equipped modern kitchen has a dining area that opens directly to the lake — every meal feels like a vacation.

THE LAKE

Step from the deck onto your private dock. We provide one double kayak, two single kayaks, and a longboard. Life vests included. Swim, fish, paddle, or just sit. The fire pit comes alive at sunset.

THE LOCATION

Three miles from Colgate University and the village of Hamilton. Restaurants, cafés, and the Village Green are a short drive. Quiet road, friendly neighborhood, year-round homes mixed with summer camps.

VISITING COLGATE? We sell out for Commencement (mid-May), Reunion (late May/early June), Family Weekend (mid-September), and Homecoming (mid-October). Book early.

BOOKING DIRECT? Save the Airbnb service fee at hamiltononthelake.com. Returning guests get priority calendar access for Colgate event weekends.
