Important: Lake Moraine 2026-2028
The New York State Canal Corporation is rehabilitating the Madison Reservoir Dam. The lake is drawn down 10 feet through 2028 to allow construction. The lake is still a lake — kayaking, swimming, fishing, and paddleboarding all continue, and there is no construction noise at the cottage.
What this means for your stay: The shoreline directly behind the cottage is exposed mud at low water. Lake activities for our guests run from the Colgate Boathouse — a short walk down Frank Road, or a 1-minute drive if you'd rather bring your gear by car. There's a dedicated parking lot. Kayaks, paddleboards, and life vests are stored there, available self-serve. Your view from the deck is still the lake — just lower than usual. THE COTTAGE
Two private bedrooms — one queen, one double — plus a pull-out sofa bed for two more. Two full bathrooms (a real luxury on Lake Moraine). The fully-equipped modern kitchen has a fireplace and dining room that opens to the smaller of two decks.
TWO DECKS
Upper patio-paver deck for outdoor dining, board games (jumbo Jenga, Connect 4), and morning coffee. Lower wooden deck wraps the lake side — chimenea at sunset, hammock under the trees for naps and books.
LAKE ACCESS
A short walk down Frank Road takes you to the Colgate Boathouse, where we've staged kayaks, paddleboards, and life vests for our guests. Swim, paddle, fish — all available, just down the road.
THE LOCATION
Three miles to Colgate University and the village of Hamilton — Village Green, restaurants, cafés, shops. Quiet road on Lake Moraine.
